5 Home Buying Myths That Spook Buyers

Buying a home can already feel intimidating. Add in all the advice you hear from friends, family, social media, and the internet, and suddenly it can seem even more complicated.

The problem is that some of the things buyers hear over and over simply aren’t true for everyone.

Before you let one of these real estate myths scare you away from buying a home, let’s take a closer look.

Myth #1: You Need a 20% Down Payment

This may be one of the most common home buying myths.

Putting 20% down can have advantages, but it isn’t the only way to purchase a home. Depending on your financial situation and the loan program you qualify for, there may be options that require significantly less upfront.

That’s why talking with a knowledgeable lender early in the process is so important. You may have more options than you realize.

Myth #2: You Need a Perfect Credit Score

A great credit score can certainly help when you're applying for a mortgage, but you don't need a perfect score to become a homeowner.

Lenders look at several factors when determining what financing options may be available to you.

Instead of assuming your credit automatically disqualifies you, talk with a lender and find out where you actually stand. Even if you're not ready today, they may be able to tell you exactly what you can work on to put yourself in a better position.

Myth #3: Spring Is the Only Good Time to Buy or Sell

Spring gets a lot of attention in real estate, but people buy and sell homes all year long.

The best time to make a move isn't determined by the calendar alone.

Inventory, competition, interest rates, your financial situation, your job, your family, and your personal goals can all be much more important than whether it's March or October.

The right time is the time that makes sense for you.

Myth #4: Renting Is Always Cheaper Than Buying

This one needs a little context because there isn't one answer that applies to everyone.

Renting may be the better financial choice for some people, particularly if they expect to move soon or aren't ready for the responsibilities and expenses that come with homeownership.

For others, purchasing may make more sense over the long term.

When comparing the two, don't look only at the monthly rent versus a mortgage payment. Consider the entire picture: upfront expenses, insurance, taxes, maintenance, how long you plan to stay, and the potential to build equity.

A real comparison is much more useful than simply assuming one is always cheaper.

Myth #5: You Don't Really Need a Real Estate Agent

With listing websites and real estate apps everywhere, it's easy to think buying a home is simply a matter of finding one you like and scheduling a showing.

Finding the house is only part of the process.

A REALTOR® can help you evaluate pricing, understand market conditions, prepare an offer, navigate contracts and deadlines, coordinate inspections, work through appraisal or financing issues, negotiate, and get from the initial offer all the way to closing.

Having someone representing your interests can be especially valuable when unexpected issues come up.

Don't Let a Myth Make the Decision for You

One of the biggest mistakes a potential buyer can make is deciding homeownership isn't possible before actually exploring their options.

You may not need 20% down. Your credit doesn't have to be perfect. You don't have to wait until spring. Renting isn't automatically the better financial choice. And buying a home involves a lot more than finding a property online.

The first step doesn't have to be making an offer.

Sometimes the first step is simply asking questions and finding out what's possible.
